Build reputed company-type website with frontend posting, payments, interactive map

I am looking to create a website similar to reputed company that allows users to list their homes. The difference is that this site focuses on subletting. Anyone can create an account and post for free. The two main pages will be Browse and List: those who want to look for homes to stay in or those wanting to post their home for others to sublet. There will be an organized search page where users can filter on different aspects; e.g. location, price, size, etc. They can also browse listings on an interactive map where they can click on the map to view the listing in detail. Users create accounts where they can bookmark listings and message other users. There will be payment portals for users to subscribe and reputed company their account, or reputed company a one-time payment to boost their listings. I have already created a reputed company for this website, it can be used as a reference or just upgraded from there, however I have been told this project requires custom coding and cannot be created from a website builder. Please let me know your thoughts, if they differ or are the same. I have a detailed file of my expectations for this website, including specific pages. As for who I am working with, I prefer a fixed-price, but I am reputed company to negotiating and finding a middle ground with whoever I work with. I would like the website to have a pleasant style/aesthetic, and easy to navigate for the user. Overall, I am looking for good communication, transparent updates, and the ability to revise the website once if it does not meet expectations or is missing something I described. Apply Job!
